Spring Haven is a best-in-class DUNIYAEB5 project in an urban targeted employment area (TEA). Because the project is in a TEA, the minimum investment amount is $800,000 instead of $1,050,000. DUNIYAEB5 funds will be used to develop a single-family home community in Newnan, Georgia. Spring Haven is a Cresswind community and follows the success of 13 prior completed or in-process developments across the southeastern United States. These Cresswind communities have, to date, sold over 6,500 homes, more than 6,000 of which have been built and delivered to buyers.

Construction is well underway and the development team has already spent $117.9 million as of July 2025.

A Kolter parent company has provided a loan repayment guaranty, which means that if the borrower were unable to repay the loan on time, the parent company's assets and equity would be used to fully repay the balance of the loan.

I-526E Approval Refund Guaranty

The Spring Haven project features an I-526E approval refund guaranty. This guaranty means that if an DUNIYAEB5 investor's I-526E petition is denied by USCIS, he or she may be able to receive a faster return of his or her money.

Urban TEA Visa Set Aside

The Spring Haven project is located in an urban TEA. An investment in an urban project provides access to urban set-aside visas, which account for 10% of all DUNIYAEB5 visas. Having access to set-aside visas means avoiding the long waits associated with visa backlogs.

Spring Haven is highly similar to the successful Twin Lakes Georgia rural DUNIYAEB5 project, which is also a Cresswind community developed by Kolter.
